List to Sell!

Listing a property is one thing, selling it is quite another.  You HAVE to have it priced right. That cannot be stressed enough.  I always hear, "Well, we can always come down."  And indeed you will if you price it wrong to start with.  Often over priced properties are not even seen by potential buyers because they fall outside their budget.  Then the over priced property stays on the market and gets stale.  Buyers and agents continue to see the same property on the market and wonder what is wrong with it.  Eventually when it does sell, it statistically sells for LESS than it would have if it had been priced right in the first place.

 

 

Decline

Sometimes you can list higher and let the market come to you but the market has to be moving fairly rapidly to have that expectation. AND!!!! Your first offer many times is your best offer.  If you price a property right and it sells in 30 days, you win!  Don't second guess that it was too low.  Bottom line, list it to SELL.
